Utility connection approvals, especially for electricity and water infrastructure in newer development zones, often lag behind the physical construction schedule. Material procurement, while generally efficient in Türkiye's mature domestic supply chain, can be disrupted by currency volatility that causes suppliers to delay shipments pending price stabilization. Labor availability fluctuates seasonally, with skilled trades in high demand during peak construction months in Istanbul, Antalya, and Izmir.

For a Danish investor accustomed to Nordic-style predictability, the practical lesson is that Turkish contractor-quoted timelines should be treated as optimistic baselines, not committed delivery dates, unless the contract explicitly binds the contractor to milestones with financial consequences attached.

Building Delay Protection Into the Contract

Retention and staged payment : Tying payment releases to independently verified milestone completion, rather than to the contractor's self-reported progress, keeps leverage on the investor's side throughout construction. Force majeure scope : Contracts should define force majeure narrowly. Overly broad force majeure language is one of the more common ways Turkish contractors gain flexibility to excuse delays that would otherwise trigger penalty clauses.

Independent site monitoring, whether through a locally engaged project management consultant or periodic third-party inspection, provides an objective read on actual construction status against the contracted schedule. Permit and Utility Risk as a Separate Track
