Contractor vetting should focus specifically on retrofit or reinforcement experience, and the contract should include clear milestone-based payment terms tied to verified structural work, not just calendar dates. Permit timelines for renovation projects can still run several months depending on the municipality, so building a realistic schedule buffer into any investment underwriting is essential.
