London and Istanbul property compared: what the numbers actually show

London and Istanbul are rarely compared directly, but for a British investor thinking about capital efficiency, the comparison is more instructive than it first appears.

London's property market has spent much of the past decade characterised by high entry prices, compressed yields, and increasingly, a stamp duty and tax environment that has made buy-to-let investment materially less attractive than it once was for both domestic and foreign buyers. Istanbul is rarely mentioned in the same breath, but for a British investor evaluating where capital works hardest, the comparison is worth making directly.

Entry price and capital efficiency

Prime London residential now trades at price levels that put meaningful entry into the market out of reach for all but the largest investors, and yields on that entry price have compressed accordingly, often into the low single digits before costs. Istanbul's premium districts, Beşiktaş, Kadıköy, Sarıyer, offer genuinely comparable quality of asset, established neighbourhoods, strong transport connectivity, international buyer interest, at a fraction of London's per-square-metre pricing. The same capital that buys a modest London flat can acquire a substantially larger, higher-quality Istanbul property.

Yield profile

Istanbul's rental yields, particularly outside the very highest-end districts, are structurally higher than London's, reflecting both the lower entry price and a rental market less distorted by the extreme supply constraints that characterise central London. This does not mean Istanbul yields are uniformly attractive, submarket selection does most of the work, but the yield ceiling available in Istanbul is simply higher than what London's compressed market currently offers.

Tax and regulatory environment

UK buy-to-let investment has faced a sustained tightening of the tax environment over the past several years, including changes to mortgage interest relief and increased stamp duty surcharges for additional properties. Türkiye's tax treatment of foreign property ownership is comparatively straightforward, though British investors should still take specific Turkish tax advice rather than assume UK principles transfer directly, particularly around rental income taxation and eventual capital gains treatment on sale.

Liquidity and exit

This is where the comparison favours London more clearly. London's property market, despite its high entry price, offers deep liquidity and a well-established transaction infrastructure that most global cities, Istanbul included, cannot fully match. Istanbul's liquidity is genuinely strong for well-located, well-documented assets in established districts, but it is not uniform across the city, and buyers should treat liquidity as a submarket-specific question rather than a city-wide given.

Currency as the genuine differentiator

Sterling and the lira behave very differently. Sterling has been relatively stable against major currencies over the past several years; the lira has depreciated substantially over the past decade. This currency dynamic has, on balance, benefited foreign buyers of Turkish assets by making entry cheaper over time in sterling terms, but it introduces a volatility dimension that a London purchase simply does not carry, and should be explicitly modelled rather than assumed to always work in the buyer's favour.

What this means for a UK investor

The honest comparison is not that Istanbul is simply a cheaper London. It is a different market with a different yield profile, a different currency dynamic, and a different due diligence process, that happens to offer capital efficiency London currently cannot match at a comparable asset quality level. For UK investors for whom capital efficiency and yield matter more than London's specific liquidity premium, Istanbul is a market that deserves direct, considered comparison rather than dismissal as an unfamiliar alternative.
