Common Area Management : Well-run developments in Türkiye operate under a site management company (site yönetimi) funded through monthly dues (aidat). Prospective buyers should request the current dues schedule, a breakdown of what it covers, and ideally a look at recent general assembly minutes if the project is already operational. This is the clearest window into whether shared facilities, landscaping, and security staffing are genuinely funded or quietly underinvested.

Pool, Fitness, and Social Facilities : Renderings and completed facilities frequently diverge. For off-plan or early-phase purchases, buyers should request completion timelines for amenity blocks specifically, since these are sometimes delivered well after residential units, occasionally years later, if developer cash flow tightens.

Utilities and Backup Systems : Reliable developments include backup generators for common areas and, increasingly, backup water systems given regional supply variability in parts of the country. This is a practical, unglamorous detail that matters far more day to day than lobby finishes.

Child and Family Amenities : For relocating families, proximity to international or bilingual schooling options, supervised play areas within the complex, and pedestrian-safe internal circulation (separated from vehicle traffic) are recurring priorities among Central Asian buyers evaluating Turkish gated communities.

A Practical Due Diligence Sequence

Before committing, a disciplined buyer typically requests: the site management company's current operating budget, a written security staffing schedule, maintenance records for shared infrastructure if the project is not new, and direct contact with two or three existing owners where possible. Site visits conducted on a weekday evening, rather than only during a scheduled sales tour, often reveal more about actual gate discipline and amenity usage than any brochure.
