Off-plan purchases in Türkiye typically offer meaningful discounts against comparable completed stock, staged payment plans that ease currency timing, and the chance to select unit position within a development before other buyers. For UK investors converting sterling in tranches, staged payments can also serve as a natural hedge against a single unfavourable exchange-rate moment.

The risk sits on the delivery side. Construction delays are common industry-wide, and the gap between a marketing brochure and a completed, occupancy-permitted building can be wide. The critical due diligence items are not the render but the paperwork behind it: the developer's track record on prior projects, the building permit status at the point of sale, and whether payments are tied to verified construction milestones rather than a fixed calendar. A completed resale property removes construction risk entirely. Time horizon : Off-plan suits investors with a three-to-five-year view who can absorb a completion delay without disrupting their plans. Buyers who need the asset generating rental income or available for use within twelve months are usually better served by resale.

Oversight capacity : Off-plan buyers who cannot visit the site periodically, or who lack a trusted local party to verify milestone progress independently of the developer's own reporting, take on disproportionate risk. This is one of the more common gaps we see among overseas buyers purchasing remotely.

Risk tolerance around delivery : Even reputable developers experience delays from permitting, material costs, or contractor capacity. A buyer unwilling to accept a twelve-to-eighteen-month cushion against the stated handover date should default to resale or near-completion stock.

Many UK buyers overlook a third option that sits between the two extremes: near-completion off-plan, where the structure is topped out and the building permit is secured, but interior finishing is still underway. This stage often retains a portion of the off-plan discount while removing most of the construction-timeline risk, since the major delivery uncertainties, structural completion and permitting, have already been resolved.
